Before you initiate the redevelopment process there is a set of documents that your society needs to have ready. These documents are crucial because missing documents will stall the redevelopment process before it even starts. Your society’s management committee should=-][\

‘rrange for these documents to be obtained from the Builder or the relevant government authorities. 

The documents you will need are – 

  • Society Registration Certificate

This is the certificate you receive at the time of registering your society. 

  • Conveyance or Sale Deed

The conveyance deed certifies the transfer of ownership to the society. You may also have a sale or lease deed as proof of conveyance.

  • 7/12 Extract

Commonly known as the saat baara utara, this document also represents proof of ownership of land. This document is mostly seen in areas that are or were considered rural. 

  • PR Card

The Property Registration card is used in urban areas to document proof of ownership as well as the history of the land ownership. 

  • Search Report and Title Certificate

The search report is created by an advocate who contacts the registrar’s office to check the history of your society. It is done to check the society for any ongoing loans, litigations or disputes. Once the advocate verifies the status of your society, he will issue a title certificate that declares that your property’s title is marketable and unencumbered.

  • Form VI from the Revenue Office

This form contains a record of the changes in ownership for your land/society and is available at the Revenue office.

  • Index II

This document acts as proof of the property transaction and registration. This document is attached to the sale deed.

  • N. A. Order

The N.A. order certifies that the land the building is on, is non-agricultural land, that is being used for residential purposes.

  • City Survey Plan

The City Survey Plan contains all details relevant to the plot of land including dimensions and design. 

  • Development Agreement

This is the contract between the land owner and the property developer who built your society. 

  • Approved Building Plan

This is the document that shows the approval of the building plans for your existing building pre–construction. 

  • Copy of I.O.D.

You also need a copy of the I.O.D. (Intimation of Disapproval) which is a permit obtained by the developer before construction. 

  • CC

CC stands for Commencement Certificate which is a certificate that states that the developer can begin construction. 

  • Completion Certificate

This is the certificate awarded by local authorities on inspection after the completion of the building. 

  • Occupation Certificate

On completion of construction local authorities conduct checks on the electricity, water, sewage, firefighting amenities and other miscellaneous provisions of the building to certify whether it is fit for occupation. If the building passes the checks it is issued an occupation certificate.

  • Agreement For Sale

  This document states the terms and conditions for the sale and purchase of the property between seller and buyer. 

  • Stamp Duty Paid Proof

This is proof that the taxes relevant to the purchase of your property have been paid. It also acts as evidence of property ownership. 

  • Registration Charges Paid Proof

Like the stamp duty paid proof this receipt will certify that you paid the charges incurred to register the property under your name.

Procuring these documents should be the first thing you do when you start considering redevelopment. If you’re missing any of these documents you will have to start the lengthy process of getting them from the local authorities. This can be especially time-consuming because a lot of older documents can be hard to track down. The longer you wait to get these documents in order, the longer it’ll take for your redevelopment dreams to take shape.
